It could be the high technology that patients are using to registrar and check in upon arrival. Or the text msg that patients get if their dr is running behind with an appointment so that they can go and do a bit more shopping!

With 2x lady GPs (one f/t + 1x p/t) already in the clinic and a male GP starting in March 2019, there is no need for a buyer to be a practitioner. The 'franchise' concept of this means that there will be annual branding fees of up to $55K capped fee (max with no additional fees) paid to the head franchisor for branding support (social media exposure & TV interviews/exposure) plus another $700 paid each week ($36,400) to cover all of the back end support that the franchise undertakes for the practice owner, including but not limited to back office duties such as accounts payable and receivable, IT and software support, practice manager visits on a weekly basis. recruitment and HR support, including payroll and GP disbursements and more.

The franchise fee includes the standard franchise offered:

-Financial assistance offer financial assistance but some do have financing programs available to franchisees.
-Location selection. Select a location for the franchise or may select the location, not allowing the franchisee to choose at all. The benefit of the franchisor selecting the location is that they have experience choosing locations that are successful.
-Training/operations manual. In order to run your business we provide a detailed operations manual that includes instructions for carrying out the operating system. It establishes the guidelines, standards and specifications of the franchise that are to be followed and ensures the franchisor organizes and defines specific job responsibilities and tasks. The manual contains information on the roles of employees in the business; the main processes and protocols; performance and management standards. Before you can open your franchise you may need intensive training about the operating system and business as a whole. Training can take place at the corporate head office, so you may need to factor in travel expenses, at your franchise outlet or a combination.
-Advertising. Most franchisors initiate advertising efforts, on a national level.
-Support. Ongoing support such as administrative (e.g., human resources and accounting) and/or technical support. Support line that the franchisee can call for support. --The Franchisor can advise on employee issues, insurance requirements and other matters relating to the operation of your franchise
-Recruitment: nurses, doctors, reception staff / host
-Development. Medpods is constantly developing the automated system in cooperation with the software company to make the program friendly and easier for the patients to check in and register with Medpods.
- Access to the director - he will always be available to hold meetings with the Franchisee directly when required to discuss additional development any issues etc – he has also offered his assistance in expanding to the next door site if a buyer wished to proceed.
Please note that we do not obligate the Franchisee to buy stock from a particular supplier, we will recommend suppliers or review prices if they feel they are paying over the average cost. The agreement of the Franchise is very long.

With 3x CR's, there is a lease assignment as a part of this sale, with the yearly rate being $66K or $5,500 per month. The practice is already accredited til Nov 2021 so is eligible to host registrars from the Aug 2019 intake as one of the GPs there now is an accredited trainer with the GP college. Currently with 3x CR's there is space next door to move/grow into which will effectively double the size of the MedPod footprint. Should this occur, the QML pathology that is in the shopping centre has indicated that they are interested to come in house; thereby off-setting the additional cost of the lease. The current owner is happy to assist with this if and when it occurs. The software in use is Prac Soft and Medical Director. Everything is automated and there is one reception supporting the patients and the GPs. GPs are currently seeing about 40-45 patients per day and they have a patient base of 1300 so far since they opened at the beginning of the 2018/2019 financial year. Each day the GPs are seeing new patients. There is 1x female GP doing F/T hrs and every 2nd Saturday. The 2nd lady GP is p/t doing Tues/late Thurs, and alternate Saturday mornings. Both of the current GP's will be on a fee split of 70% from Feb 2019; and were previously on hourly income guarantees. In March 2019, a male GP will commence working at the practice and as the managing director of this franchise group, he may be floating across the other 3 clinics yet to be built so it is not envisaged that he will be f/t at this clinic. The centre is looking for $350K ONO plus a $32K bank guarantee is required by the landlord (no personal guarantee). Alternatively, the sale price can be reduced and the franchise fee increased.

Site visits can be organized during opening hours with the reception on site at a mutually convenient time. Business hours currently are 9am til 5pm (Thurs extended hr til 7pm, and Sat 9am til 1pm. Shopping centre is supported by 3x large supermarkets as well as dentists, Chemist warehouses, health food centre and laser clinics. With 274 shops there are plenty of visitors to this centre and growth is virtually guaranteed! The location of this MC is between a Coles and a Coffee Club so great visibility. WRT the lease with Westfield, it will remain in the name of the head franchisor,

Westfield are also happy to look at extending the lease to 7 years
